Under Common Law, the landowner has the legal right to remove trespassers from their land - using reasonable force if required. We now have a team capable of removing Travellers from any part of the UK with or without court orders in as little as two hours.

We have strong partnerships with nationwide Security Companies who can assist in all areas of Traveller Evictions with our Enforcement Agents (Bailiffs). We work closely with Local Authorities and the Local Police to ascertain any risk and to allocate sufficient resources so any Traveller Eviction is completed quickly and as efficiently as possible.

The Common Law process allows for removal without the need for court proceedings which can, when it involves travellers, avoid further groups gathering and further damage to land including the expensive removal of fly tipping.

Forfeiting a Commercial Lease

Under the CRAR legislation, you can effectively repossess your premises by forfeiting the lease of commercial tenants who are in arrears with their rent. Forfeiture of a commercial lease, can also be carried out if your tenant is in breach off contract, Sub-letting etc.

Once instructed, AM & SM enforcement agents will peacefully gain access to your commercial property and take back control of your commercial property in as little as 24 hours. At AM & SM we'll take the stress away by managing the entire process including arranging change of locks and clearing the premises. As well as Implementing a Torts Notice (Interference of Goods Act 1977).

A Torts Notice ensures that all goods found on the premises are itemised to identify ownership of the goods.

We will list the tenants' goods on the commercial property and send a Notice to the tenants' home address issuing them 14 days to call to arrange re-entry to the property to obtain their goods. Our Enforcement Agents are trained to be on hand to supervise the removal of goods by your commercial tenant, and can, if required, remove any goods after the 14 days are up. This service is optional.

The majority of costs associated with evicting a tenant are the landlord's responsibility, and not the tenants.
